Fill in for the janitor and assist in snow removal and sanding, as required
Operate the furnishing pulper
Operate the broke pulper and various associated equipment
Maintain beater area including entering the chest for cleaning
Remove broke from the entire work area
Assist the Machine Crew, when necessary

Ensures equipment is operating according to given schedule. Operates various operational software associated with existing automation systems. Knowledge of NYUs Medical Centers emergency procedure and coordinates information with other shops, clients, and management during emergencies such as floods, fire alarms.
This includes interaction with outside municipal agencies (i.e. Fire Department, etc.) as necessary.

Demonstrates leadership and interpersonal skills. Previous foreman or supervisory experience is required.
Must have five years experience in this field. Trade or vocational school graduation shall reduce the above requirements to four years. New York Fire Department Certificate of Qualification for refrigerating system operation.
New York Fire Department Certificate of Fitness of the following: Standpipe Systems (F- 10); Sprinkler Systems (F-18); Bulk Gas Storage (G-17). The above three licenses must be obtained before the expiration of the probationary period. New York State E.P.A.

Primary Purpose of Position: Assist in maintaining the integrity and efficient operation of building systems in all assigned buildings and perform a variety of tenant services in accordance to Boston Properties’ established operational and safety procedures.
Under the direction and supervision of a Building Engineer and/or Assistant Chief Engineer and/or Chief Engineer:
Maintain, repair and ensure the efficient operation of all building systems. Building systems may include HVAC, pneumatic control, water treatment program, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying.
Perform maintenance on all equipment
Perform tests and physical inspection of all fire suppression and alarm systems, providing technical support and cooperation to the Fire Safety Director and the Property Manager
Test and maintain treatment program of all HVAC water systems
Perform various services for tenants
Receive work assignments, plan work to be performed and obtain necessary tools, equipment and materials. Complete work/assignments and paperwork in a timely manner.
Keep the shop, equipment rooms and common areas clean, organized and safe. Provide proper care to the assigned equipment, tools, and uniforms.
Maintain a logbook on daily activities/events.
Respond to tenant requests and complaints regarding building operations.
Available for 1) various shifts, 2) to fill in for other personnel, and 3) to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs. Respond to after hours emergencies such as fire, flooding, severe weather (including snow and ice removal) power outage and other situations including clean-up activities.
Promote and contribute toward overall effort in maintaining a high standard in the operation and appearance of the building(s) and grounds as well as positive tenant relations through daily work practices. Non-Essential Functions:

Assembles rigging to lift and move equipment or material to construction project. Key Responsibilities/Accountabilities:
Loads, transports, unloads and assists in selecting cables, ropes, pulleys, winches, blocks and sheaves, according to weight and size of load to be moved.
Attaches pulley and blocks to fixed overhead structures, such as beams, ceilings and gin pole booms with bolts and clamps.
Attaches load with grappling devices such as loops, wires, ropes and chains to crane hook.
Gives direction to crane operator or hoisting engineer engaged in hoisting and moving loads to ensure safety of workers and material handled using hand signals, loudspeaker, two-way radio or telephone.
Sets up braces and rigs hoisting equipment using hand tools and power wrenches.
Has ability to tie various knots.
Assembles and disassembles cranes.
Splices rope and wire cables to make or repair slings or tackle.
May direct workers engaged in hoisting of machinery and equipment onto or off ships, railroad, cars or trucks.
Performs minor maintenance or cleaning activities of tools and equipment.
Responsible for observing all safety rules.
