Job Description: s: Sherman Associates is currently seeking a full-time Caretaker to support two of our Duluth, MN area residential communities:
Lincoln Park School Apartments (50 affordable tax credit units + large common/commercial space)
Irving School Apartments (44 market and tax credit units) The Caretaker position performs custodial work in an assigned portfolio of real estate. As applicable, this may include interior common areas, offices, residential apartment units, commercial spaces, and exterior grounds. Special attention to safety, predictive and preventative maintenance and processes to support the achievement of the site’s business goals and objectives is critical to overall success. Core Competencies:
Time Management ESSENTIAL FUNCTIONS Caretaking
Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following:
Sweeps, vacuums, mops, scrubs, waxes and polishes floors using industrial vacuum cleaners and scrubbing and buffing machines; as applicable.
Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds.
Moves cabinets, boxes, furniture, crates and equipment to clean areas. May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions.
May also sweep walks, rake leaves, remove snow or perform other incidental seasonal tasks. Facilities Maintenance
Assists maintenance with preparing and turning vacated apartment units.
Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects. Property Management
Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations.
Must be respectful of resident/tenant privacy, including specific commercial tenant needs.
Reports resident/tenant lease and policy violations to management.
Other tasks & duties as assigned based on business need; Evening and weekend on-call rotations as required. Required Experience: + 1-3 years of experience in custodial or janitorial work. Ideally in residential or commercial real estate.
Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
Current and valid driver’s license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.

Performs routine cleaning duties to maintain the cleanliness of the facility.
