What You Will Do: Under the direction of the Supervisor Power Plant or designee, performs repairs and maintenance on boiler, gas turbine, chillers, steam absorber and related equipment. This position also performs maintenance tasks at offsite properties as required. The able to perform a variety of tasks including, piping, welding and minor machining. Also performs preventive maintenance beyond the normal greasing and oiling of equipment. Tears down and cleans power plant equipment for yearly inspections. Prioritizes work load. Ability to perform all duties of the firemen as needed including, but not limited to, the operation of the boilers, gas turbine, chillers, steam absorber and associated equipment. You will work with the manager on planning repairs and inspections. This description covers the essential functions of the position. Additional responsibilities will include:
Operate the steam boilers, gas turbine generator and all auxiliary equipment to maintain the necessary Medical Center demands.
Monitor established operating parameters of the gas turbine generator/HRSG, standby steam boilers and associated plant equipment. Monitor offsite equipment via Web Control.
Cleans and inspects power plant equipment. Plans inspections based on expiration of State inspection
Works with supervisor in planning repair work and equipment inspections. Plans equipment inspections based on expiration of inspection certificates and work schedule. Keeps supervisor apprised of the work that needs to be accomplished.
Maintain the water treatment of the boilers, chillers and closed-system to protect the equipment from corrosion and scale build-up. Secures water samples for testing, adds appropriate chemicals based on test results, and maintains supply of water treatment chemicals, records, maintains accurate log book and sheets.
Maintains boilers and chillers in good repair.
Uses Lock/Out and Tag/Out when working on any type of equipment.
Maintains an inventory of commonly used parts and supplies related to the repair of power plant equipment.
Plan equipment inspections based on expiration of inspection certificates and work schedule including offsite properties.
Plans repairs informing the supervisor of the work that needs to be accomplished.
Assures that the Steam Absorber, Chillers and related equipment are operating properly and efficiently. Checks and accurately records appropriate equipment related information, checks accuracy of meters, cleans chiller tubes, collects chill and condenser water samples for chemical level testing.
Operate the Power Plant and take appropriate actions to safeguard shift personnel and equipment when normal operating parameters are exceeded. Oversee the safe delivery of fuel to the plant.
Checks and records appropriate equipment-related information, maintain written log book, making note of unusual or suspicious information per procedure and contact appropriate management personnel when necessary. Assure appropriate steam pressures are maintained.
Keep the supervisor of the Power Plant informed of all operational and safety issues as observed while performing maintenance and operational duties.
Lubricate machinery and equipment as assigned.
Ability to fill in for a control room/boiler operator on a weekly basis and during vacation periods. Able to accomplish all the duties of the control room/boiler operator.

Control Center Operator
Description The Facilities Knowledge Center (FKC), a division of the Real Estate Operations (REO) engineering team, is the central monitoring and information hub of the Property team. We are currently seeking a Control Center Operator to assist in the operation of our 7 X 24 Property Control Center. This individual will play a critical role providing support to our geographical area ensuring business operation is maintained and monitored. Responsibilities include, but are not limited to:
- Operating all portfolio wide Building Automation (BMS) and Energy Management (EMS) Control Systems used to support the Americas Property team + Responding to customer demand assisting in provision of highly focused Facilities Management service + Ensuring business continuity is maintained within the scope of Service Level Agreements + Assisting with immediate action in emergency’s to reinstate failed systems and/or critical pieces of equipment + Carrying out control system monitoring and technical operational adjustments as required to support the business and meet the required operating standard + Being part of a technical team, which supports all critical infrastructure and Data Centers, as well as all facility systems across the Americas portfolio + Contributing to the continuous improvement process of the Property Technical Operations and Data Center team + Processing and distributing requests for new and duplicate keys and locks for bank properties This is a 12 hour (7:00am
- 7:30pm) per day position rotating 4 days on and 4 days off including weekends and holidays. The role with be temporarily based in our East Providence facility, then moving to our new state of the art campus in Johnston, RI in 2018.
Minimum of 5 years of practical experience in Building Services / Facilities + BMS experience: Automated Logic Control systems and or JCI Metasys preferred + CMMS experience; 360 Facility preferred + Aptitude for Technology / IT Literate + MS Office proficiency + Well developed organizational and interpersonal skills + Superb attention to detail Education and Certifications:
High School Degree / GED required, Associates / Bachelor Degree preferred + RI Refrigeration License, or Electrical License, or HVAC Certification preferred
Hours & Work Schedule Hours per Week: 7:00AM
7:30PM Work Schedule: 4 day rotation
4 days on, then 4 days off
