Trouble shooting and repair of plant equipment and facilities

Incumbent filling this position will be required to perform a variety of maintenance functions, to the buildings and their heating and air conditioning systems. Such duties and responsibilities require the incumbent to accomplish task related to building Maintenance Mechanics and HVAC Mechanics.
This requires a trained professional with mechanical, plumbing, and electrical experience as well as general maintenance background. Specific duties include routine minor mechanical maintenance and preventative maintenance to equipment in this building.
Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilating equipment.
Visually inspect all equipment daily. Report any unusual wear or noise to supervisor that same day.
All scheduled preventive maintenance, such as, oiling, greasing, filter changing, adjusting belts, etc. to be performed as scheduled.
Responsible for performing all specified preventive maintenance task assigned each week, also is responsible for reporting all time and materials used on each work order.
Keeps track of inventory parts on hand for all repairs and/or replacement.
Requests parts on an as needed basis
Calibrate, adjust, and repair temperature devices.
Required to fill out work orders for all calls and equipment repairs. Work orders are required for any maintenance activity performed on equipment other than scheduled maintenance.

Maintains mechanical rooms and equipment in immaculate condition.

Responsible for performing various general maintenance tasks throughout the complex. Work includes basic tasks in any of the department trades (HVAC, electrical, plumbing, carpentry, painting, grounds, etc.)
Performs general maintenance tasks including, but not limited to, hanging miscellaneous objects, general repairs to beds, wheelchairs, furniture, appliances, cabinet repairs, painting, clearing drains, resolving nurse call issues. Performs monthly testing of the emergency generator. Assists in the maintenance of all alert/alarm systems. Replaces ceiling tiles, changes light bulbs, ballasts and switches.
Resolves temperature complaints. Performs urgent corrective, routine and requisitioned repairs of all facility systems as required. In residential and/or offsite properties, may perform repairs/replacement of plumbing, minor electrical work, carpentry, painting, PM work and resolve temperature complaints.
Oversees supplies and alerts Plant Ops Manager when restocking is necessary Provides off shift coverage as needed. Provides maintenance tasks in general, providing first line of response and repair for maintenance problems. Performs rounds and keep preventive maintenance log books and records up to date.
Assists other maintenance staff with tasks, moving equipment and/or completing complex tasks and projects. Participates in snow removal duties as directed. Meets all required competencies for department, unit and/or hospital.

Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain industrial machinery, equipment, utilities and physical structures.
