WHAT YOU GET TO DO
Provide clear communication to processors, closers, underwriters, mortgage professionals and borrowers regarding documents needed for mortgage loan files to ensure quick turnaround time. Provide training and assistance to Processors/Closers to help them improve their performance
Overall understanding of the loan application process from submitting files to underwriting for approval and submitting approved mortgage loan files to closing for settlement. Continually assess pipeline and timely request/follow up on borrower documentation necessary to ensure loan meets product/program requirements
Handle Client escalations and lead Processors / Closers in day-to-day activities by coordinating work and assisting team in completing verifications and all other documentation required for submission to underwriter, and resolving all underwriting conditions necessary to allow loan closing. Effectively and promptly communicate any areas of concern with a loan file to Client
Verify and analyze loan documentation including income, credit, appraisal, and title, while maintaining strict compliance with all applicable federal and state regulations. Coordinate the scheduling of closing, work with settlement agent on any changes, and perform post-close review
Help in onboarding new clients and effectively coordinate with Client Relationship Managers to identify any training or communication opportunities with clients or sales or processing staff to drive sound business results

Mortgage Loan Servicing Clerk II
Responsible for performing mortgage loan support services including assisting members with questions and completing basic accounting and clerical duties. Maintains departmental records and files and completes routine reports and records. Assists or refers members as necessary. May process payments and adjustments. May disburse PMI and MIP premiums. May quote and process payoffs. May prepare and record reconveyances and partial reconveyances. May set-up and complete new loan processes. May track and obtain proof of insurance as required on member loans. May pay property taxes on mortgage properties. May complete reporting requirements to secondary market investors.
1.Assumes responsibility for effectively and efficiently performing mortgage loan support activities
a. Answers member questions regarding mortgage loans, payments, balances, and insurance requirements.
b. Processes payments from tellers including loan payoffs and adjustments.
c. Processes mail payments.

1.Responsible for the preparation of accurate closing documents and instructions. Calculate and prepare accurate HUD-1 documentation in partnership with closing agent. Analyze all closing loan file documentation for accuracy and compliance with regulatory requirements prior to sending closing package.
2.Develop and maintain a strong understanding of documentation required for all mortgage lending products, policies, processes, and required documentation for Government-Sponsored Enterprise (GSE), Federal Housing Administration (FHA), Veterans Affairs (VA), United States Department of Agriculture (USDA), and portfolio products as required.
3.Develop positive working relationships and answer inquiries from co-workers, internal and external clients, attorneys, and vendors.
4.Prepare accurate wires for funding and general ledger debit tickets for each proceeds check using the correct account number for all loan types and distributions. Input loan proceeds information on the mortgage loan servicing system for proper control of closing funds.
5.Adhere to all compliance regulations.
6.Conduct proactive and effective pipeline management in accordance with performance standard expectations.

Purpose of Position:
Responsible for the administration of the loan closing and funding processes of the bank's portfolio residential mortgages and secondary market residential mortgages; reviews and approves funding or residential mortgage loans. Accountable for the development and maintenance of departmental closing policies and procedures.
Supervises the processing and closing function of the portfolio mortgage loans and secondary market mortgage loans, one-time close residential construction loans and submitted for closing by:
Coordinating required documentation or conditions that would jeopardize the position of the bank
Communicating with customers and vendors concerning necessary loan file documentation
Coordinating with the construction and mortgage departments on one-time close loans

Reviewing and approving settlement statements prepared by the title company.

Assembling the file for booking
Coordinating the physical inspection of the construction project to verify completion of requested items and to ensure that the project is not overfunded
Processing draw requests submitted for funding.
Assisting the relationship managers with inquiries from customers, escrow officers, realtors, builders and other vendors on the status of the loan closing
Keeping the relationship managers updated on the status during loan processing and servicing
Responsible for the coordinating the closing of all CRA loans with the local and national nonprofit offices through clearing their underwriting and closing conditions. Adjusting loan amount based upon borrower's ability to pay closing costs with verified funds. Funding the loan upon receipt of executed documents and shipping the loan to the investor for funding takeout (if applicable).
Create and maintain closing policies and procedures as they relate to the primary functions of this job and insure that they address all regulatory concerns.
Act as a subject matter expert on loan compliance regulations (including TRID) that impact the Bank's residential real estate lending areas and lead these departments toward compliance with the regulations in coordination with the compliance department.
Stay abreast of changes to laws and regulations that affect real estate lending to assist with making necessary procedural changes.

ESSENTIAL DUTIES include the following. Other duties may be assigned as needed.
Assists in the processing of mortgage applications and supporting documents after origination until the time of closing to facilitate the successful completion of mortgage loans in an accurate and timely fashion by reviewing the appraisals to ensure that these are accurate, ordering appraisals as necessary, ordering flood certificates to document the properties flood status, requesting flood insurance coverage from the member, verifying member employment as directed using an FNMA form, and performing related clerical duties as directed.
Follows up to facilitate the loan application process by contacting members to request information or documents, working with the appraisal company to ensure that errors are noted and corrected, requesting additional research on title reports, contacting members to provide instructions on clearing liens that may appear on the title, and researching to ensure that leans are accurately noted.
